The municipal regulations in this site of 5000 m2 in Jahra is as restraining as dividing the property in two equal zones; one for surface parking and the other for a box of two floors where the designer is free to divide it as he wishes between shops and public areas. In order to maximize rentable shop areas, designers normally sacrifice quality shopping experience to return on investment. The result therefore, is a disappointing box housing tiny, inhuman spaces.

When contacted by Action Real Estate Company, Option One accepted the challenge.
The result was a stunning exterior image that reminds us of the sand dunes of the Jahra desert and the Ardha traditional dance with swords.

The sinuous curve coupled with the structural steel arches and 3-D pipes connecting them resulted in a timeless mural of shadows for users of the main arcade “Liwan”.

While maintaining a visual connection among basement, ground and mezzanine floors, the designer was able to create a large, central congregation atrium space 4-story high covered with a unique tent structure, yet the floor efficiency was maintained at 70%.
